Listed in the IAS guide to finding a home in Warsaw
Moving to a new country is an exciting chapter, but for families with children, finding the right school and the right home usually come first – and the two decisions are closely connected.
Warsaw has become an attractive destination for international executives, diplomats and professionals relocating to Poland. The city offers a wide selection of international schools, modern residential communities and spacious family houses in green, prestigious neighbourhoods.
At Prestige Real Estate, we understand that choosing a home is about much more than the property itself. For families relocating to Warsaw, proximity to school, safety, privacy, outdoor space and an easy daily commute are often just as important as the interior.
This guide introduces five of Warsaw’s established international schools and the residential areas worth considering nearby. For a broader overview of relocating to Poland, see our Moving to Warsaw – Expat Relocation Guide.
American School of Warsaw (ASW)
Founded in 1953, the American School of Warsaw is one of the longest-established international schools in Poland. Since 2001 it has occupied a large campus in Bielawa, just south of Warsaw, between Wilanów and Konstancin-Jeziorna.
ASW offers an English-language education from early childhood through high school and follows the International Baccalaureate framework – the Primary Years, Middle Years and Diploma Programmes – with students able to graduate with the IB Diploma alongside the American high school diploma.
Its location makes it particularly attractive to expat families looking for spacious homes with gardens, away from the busy city centre.

- Wilanów – modern villas, townhouses and well-established residential neighbourhoods.

The school provides three educational pathways: the International Baccalaureate Diploma, the American High School Diploma and the Polish Matura.
Located in Kabaty, next to Kabaty metro station on the M1 line and close to the Kabaty Forest, IAS is particularly convenient for families considering southern Warsaw. The direct metro connection also makes homes along the M1 line a practical option.

FAQ
Frequently asked questions
What are the main international schools in Warsaw?
Warsaw’s established English-language international schools include the American School of Warsaw, the International American School of Warsaw, The British School Warsaw, British Primary School of Wilanow and Thames British School Warsaw. The city also has other international and bilingual schools, such as the Lycée Français de Varsovie.
Where should I live near the American School of Warsaw?
Konstancin-Jeziorna (including gated communities such as the Konstancja estate), Bielawa, Wilanów and Powsin are worth considering for their residential character and access to the school. Actual commuting time depends on the property and traffic, so it is worth checking the route at school-run times.
Where should I live near the International American School of Warsaw?
Kabaty and Ursynów offer the shortest school run, with apartments and townhouses close to the Kabaty Forest. Wilanów and Powsin suit families who want a larger house. As IAS is next to Kabaty metro station, homes along the M1 metro line are also convenient.
Is Wilanów a good area for expat families?
Yes. Wilanów offers modern housing, green spaces, shopping and family amenities, and it is close to several international schools, including British Primary School of Wilanow, The British School Warsaw in neighbouring Sadyba and the American School of Warsaw just to the south. It is one of the areas most often considered by families relocating to southern Warsaw.
Can I rent a luxury house in Warsaw for PLN 15,000–30,000 per month?
Yes. This budget can provide access to a selection of premium houses and family properties in areas such as Wilanów, Konstancin-Jeziorna and Sadyba. Availability, property size and standards vary, so we recommend starting the search early and asking about off-market homes.
Should we choose the school or the home first?
In most cases, secure the school place first. Places depend on availability in each year group, and once you know where your children will study, choosing the neighbourhood becomes much easier. We can shortlist properties for two or three school options in parallel.
Can Prestige Real Estate assist before my arrival in Poland?
Yes. We can discuss your housing requirements remotely, shortlist suitable properties, share additional photos and video presentations, and arrange viewings for the first days after your arrival.
The right school deserves the right home.
